How does dry couponing work?
The tax law provides that the landlord pays a tax to the Treasury on rents.
- If the owner is a natural person, the owner can choose whether to apply the ‘cedolare secca’ regime (fixed taxation at 21%) or the ordinary regime (marginal rate according to income bracket). This choice is made at the time of the tax return.
- If the owner is a company, corporate income tax law will apply.
Is there a risk of arrears?
All guests make full payment for their stay before check-in. Therefore the risk of default is zero.
